5/25 ARM - This loan program is ideal for those who want a good rate when the rates are high and want to refinance when the rates get low again. If you do not plan to refinance in the near future then this is not the loan program for you. This program is fixed for the first five years with a 2 year pre-payment penalty and after the first five years it will adjust to the current rate.

30 YR. Fixed - This loan program is for those who feel comfortable with the current rates and want to ensure that they keep that rate for the full 30 year term. This loan program offers a higher rate that other loan programs by about half or one percent more but you will ensure that it will not change for the remainder of the loan.

2/28 ARM - Just like the 5/25 ARM this loan is fixed for the first two years and then adjusted for the remainder of the loan. This is a good loan for those who want to refinance when the rates go down really low. This loan also comes with a 2 year pre-payment penalty but when you refinance you don't see that money come out of your pocket.
